Red Dog Property Inspections provide rental property inspections for a range of clients which include, property owners, property managers, owner’s corporations, and tenants. A rental property inspection will allow you to have peace of mind that your property is safe for occupants to live in and compliant with the minimum rental standard requirements as set out in the Residential Tenancies Act.
By identifying all potential risks, you have an excellent opportunity to significantly reduce the likelihood of an injury to occupants. Rental inspections are not a test to see how tidy the property is, they are designed to identify any problems that require maintenance or repair and ensure the place is good working order.
Rental providers (landlords) must make sure a property meets minimum standards on or before the day a renter moves in. If the property does not meet minimum standards relating to safety, privacy and amenity, renters can end their rental agreement (lease) before moving in or they can request an urgent repair.
There are 14 rental minimum standards check categories:
• Door locks
• Ventilation
• Vermin proof bins
• Toilets
• Bathroom facilities
• Kitchen facilities
• Laundry facilities
• Structural soundness
• Mould and dampness
• Electrical safety
• Window coverings
• Windows
• Lighting
• Heating (Phased in over 3 years)
*Please Note: Electrical Safety Testing should be carried out by a Qualified Electrical Contractor. Gas Safety Testing should be carried out by a Qualified Gas Fitter / Plumber.
Our Rental Inspections are conducted by Registered Building Practitioners and ready within 24 hours of the completed inspection.
