A Vendor’s Inspection report which is like a pre purchase report can assist you in the preparation of the sale of your property.

Vendor inspections comprise a visual assessment of accessible areas of the property to identify major defects, a general impression regarding the extent of minor defects, any major defect that is an urgent and a serious safety hazard and to form an opinion regarding the general condition of the structure of the property and is carried out in accordance with AS 4349.1-2007 – Inspection of buildings Part 1 Pre-purchase inspections – Residential buildings.

Vendors can then choose to rectify any issues prior to going to market or make the findings available to their real estate agent to assist in setting a sale price, creating transparency.

Vendor reports will prepare the seller for defects that may be identified in a pre-purchase inspection arranged by potential buyers avoiding the withdrawal of offers and the last moment.

Subject to safe and reasonable access the inspection will normally report on the condition of each of the following areas:

• The interior of the building,
• The roof space, the exterior of the building,
• The subfloor space,
• The roof exterior,

Vendor reports may be conditional on information provided by the person, agents or employees of the person requesting the report, apparent concealment of possible defects and a range of other factors. The building will be compared with a building that was constructed in accordance with the generally accepted practice at the time of construction and which has been maintained such that there has been no significant loss of strength and serviceability.
